Supporting Moda’s ethos, the Holland Park landscape has been designed to provide a relaxed and informal social space for both residents and visitors on the development.

BACKGROUND

Situated in the heart of Glasgow’s City Centre conservation area, this development transforms the site of a former City Centre HQ into a prime residential-led multi-purpose complex. The central concept revolves around striking a balance between private residential living and enhancing public access and amenities. This approach aims to cater to residents' needs and contribute positively to the urban fabric by creating inviting public spaces.

The development will offer diverse living spaces, including studios and one-, two—, and three-bedroom apartments. In addition to premium residential units, the project will feature a comprehensive array of on-site landscape amenities. These amenities include a central courtyard, three roof terraces, and outdoor kitchen and dining facilities.

A notable feature of the master plan is the development of public realm situated above undercroft parking facilities. This strategic design choice optimises space and enhances the urban landscape by providing accessible green areas and communal spaces for both residents and the broader public to enjoy.

Moda has also achieved a three-star Fitwel rating at Moda, Holland Park, ensuring wellness is embedded into every aspect of the buildings and the accompanying public spaces, from initial design to long-term operation.
